The five ways water gets into a Buffalo basement

Surface water is the first and most common. Buffalo averages about 41 inches of precipitation and about 95 inches of snow a year by NOAA's 1991-2020 normals, and every inch of it lands on a roof and a yard that slopes toward the house on a lot graded a century ago. Downspouts that end at the foundation, window wells without drains, and driveways pitched toward the wall put water into the backfill faster than clay can take it. This is the cheapest problem to fix and the one most often missed.

Groundwater is the second. On Odessa and Niagara soils the seasonal high water table sits in the upper subsoil from December through May, according to the Erie County soil survey. When it rises above the level of your floor slab, water comes up through the cove joint and through floor cracks. No amount of wall sealing addresses it. Only drainage and a sump do.

Cracks and joints are third: shrinkage cracks in poured walls, mortar joints in stone, failed parging, tie holes, and the gap where a pipe passes through. Fourth is the sump system itself, when a pump has failed, a check valve has stuck or the discharge line has frozen. Fifth, and different from all the others, is sewer backup through a floor drain, which in the city of Buffalo often traces to the combined sewer system surcharging during heavy rain.

Reading the evidence

Each cause leaves a signature. Water that appears only during or right after rain, on the wall facing the downspout or the driveway, is surface water. Water that appears during melt or a wet week, along the floor edge on several walls, and clears slowly, is groundwater. A wet streak below a visible crack is the crack. Water in the sump pit with a dry pump and a wet floor is the pump. Water that comes up the floor drain, is cloudy and arrives during the storm is backup.

On the assessment we look for staining patterns, efflorescence height, rust on appliance feet, and the condition of the cove joint. We ask when the water comes and how long it stays. Where the picture is unclear we can run water from a hose against a suspect wall and watch. The point is to be sure of the cause before proposing a fix, because the fixes are not interchangeable.

Repairs matched to the cause

Surface water gets corrected outside first: downspout extensions or underground leaders to daylight, regrading with clay fill so the ground falls away from the house, window well drains or covers, and in some cases a shallow surface drain along a driveway. Where the wall has already been damaged by years of that water, interior work follows.

Groundwater gets an interior perimeter drain and sump, sized for the volume a Buffalo spring produces. Cracks in poured walls get injected with polyurethane or epoxy depending on whether the wall is moving. Stone and block walls get their base drained and their face covered with a drainage board so seepage goes to the drain instead of onto the floor. A failed sump gets replaced with a correctly sized pump, a new check valve, a sealed lid and a discharge that will not freeze. Sewer backup is a plumbing problem: a backwater valve on the house lateral and, where allowed, a sump to keep the floor drain from doing double duty.

Why the age of the house matters

The 2024 ACS estimates that about 61 percent of Buffalo's housing was built before 1940, and the older suburbs are not far behind: roughly 48 percent in Kenmore and about 38 percent in the city of Tonawanda and in Williamsville, by the same survey's five-year data. These houses predate footing drains, exterior membranes and sump pits. Many had their downspouts tied directly into the combined sewer, and many of those connections have since been cut or have collapsed underground, leaving a downspout that discharges into the backfill at the wall.

That history shapes the repair. A pre-war house on stone has no drain to restore, so one has to be built. A 1950s block house in Cheektowaga or West Seneca may have a clay tile footing drain that has silted shut; sometimes it can be jetted, more often it is replaced from inside. Knowing the era tells us what to expect under the floor before the concrete comes up.

My basement was dry for thirty years and now it leaks. What changed?

Common answers: a downspout connection to the sewer failed underground, a neighbor regraded or paved, a sump pump quietly died, or the footing drain silted shut. Sometimes a wet year simply raised the water table past a threshold the house had never crossed. The assessment sorts out which.

Is a little water at the cove joint every spring a real problem?

It is the water table telling you it is above your floor. Left alone it feeds mold, rusts appliances and slowly erodes the soil under the slab. A perimeter drain on the affected walls is a permanent fix and is easier to do before the basement is finished.

Can I just seal the walls with a waterproof paint?

On a wall with water behind it, coatings blister and peel within a season or two, and the water finds the next weakest point. Coatings are fine for damp-proofing a wall that has already been drained. They are not a repair for an actual leak.

Do you handle the sewer backup part?
