Why basements leak here more than most places

Erie County's soil survey, published by the USDA Soil Conservation Service, puts the northern half of the county on the Erie-Ontario lake plain: a flat, abandoned lakebed left behind when glacial lakes drained roughly ten thousand years ago. About 29 percent of the county is mapped as deep soils formed in glacial lake sediments. Within the city of Buffalo and its suburbs the survey maps large tracts as Urban land over Odessa and Niagara soils, both of which carry a seasonal high water table in the upper subsoil from December through May. The Odessa soils are silty clay with slow or very slow permeability.

Clay like that does not let water pass. Rain and snowmelt that would soak away in a sandy town sit in the backfill against your foundation instead, and the weight of that water pushes on the wall and under the floor. That is hydrostatic pressure, and it is the reason a Buffalo basement can be dry all summer and wet every March.

The weather supplies the water. NOAA's 1991-2020 normals for the Buffalo airport show about 95 inches of snow and roughly 41 inches of total precipitation a year, with around 124 days when the low drops to 32 degrees or below. March averages a high near 42 and a low near 26, which means the snowpack melts by day and refreezes by night, on ground that is still frozen a few inches down and cannot absorb anything.

Then there is the housing. The Census Bureau's 2024 American Community Survey estimates that roughly 61 percent of Buffalo's housing units were built in 1939 or earlier. Those houses have rubble stone, brick or early block foundations laid without footing drains, exterior membranes or sump pits, because none of that was standard when they went up. Add a combined sewer system that the EPA said in 2012 was overflowing about four billion gallons a year, and you have a city where wet basements are the rule, not the exception.

How it works

How a basement assessment works

The assessment starts outside. We walk the foundation looking at grade, downspout discharge, window wells, driveway pitch and where the neighbor's lot sends its water. Inside, we look for the tell-tale marks: efflorescence and tide lines on the wall, staining at the cove joint where wall meets floor, rust on the bottom of the furnace or water heater, and cracks with a wet edge. We check the floor drain and any existing sump to see whether it is a storm connection, a sanitary connection or a real pit.

Then we tell you plainly what is happening. Sometimes the answer is a gutter and a downspout extension and nothing else. Sometimes it is a full perimeter drain with a sump. Often it is a crack injection and a drain on one wall. You get a written scope naming the system, where it goes, and what it is meant to stop. There is no charge for the visit and no requirement to go ahead.

Signs your basement is taking on water

  • A damp line or white mineral crust across the block or stone
  • Water appearing at the joint between wall and floor after rain or melt
  • A vertical crack in poured concrete with a wet or rusty edge
  • Horizontal cracking or an inward bulge in a block wall
  • A musty smell that gets stronger in spring
  • Floor tiles lifting or paint peeling near the bottom of the wall
  • A sump pump that runs constantly, or never runs at all
  • Water backing up from the floor drain during heavy rain

How we approach the work

Water has one job, which is to find the lowest open path. Our job is to give it a better one than your floor. That means the system gets designed around where the water actually enters your basement, not around a package. An interior drain that ties into a sump handles hydrostatic pressure under the slab. Exterior excavation and membrane handles a wall that leaks through its face. Crack injection handles a crack. Wall anchors or carbon fiber handle a wall that is moving. Most Buffalo basements need one or two of these, not all of them.

We also tell you what will not work. Painting a waterproof coating on the inside of a stone wall that has water behind it does not stop the water; it moves the leak somewhere else and often pops the coating off. Raising the grade against wood siding causes rot. We will say so, even when it means a smaller job.

Built for stone, block and poured walls that have seen a hundred Buffalo winters

A rubble stone foundation on the West Side, a 1920s block foundation in North Buffalo and a 1960s poured wall in Amherst leak in different ways and take different repairs. Stone walls weep through the mortar joints across their whole face and cannot be crack-injected; they need drainage at the base and often a drainage board against the wall. Block walls fill up like a bathtub and leak through the bottom course; they need the cores drained. Poured walls leak at discrete cracks, tie holes and the cove joint, which is where injection and interior drains earn their keep.

We size sump systems for the lake plain: a pit deep enough to draw the water table down beneath the slab, a pump rated for the volume a spring melt actually delivers, a check valve, a sealed lid, and a discharge line that gets water far enough from the house that it does not just circle back. In a city with a combined sewer, where the discharge goes matters, and we will tell you what the Buffalo Sewer Authority or your town allows.

Straight answers

Do I really need a sump pump if my basement only gets damp in spring?

Usually the spring dampness is the water table rising under the slab, which is the definition of a sump problem. A perimeter drain and sump give that water a place to go before it comes through the floor. If the moisture turns out to be condensation or a downspout dumping at the wall, we will say so, and those are cheaper fixes.

Can a stone foundation be waterproofed without digging up the yard?

In most cases, yes. Rubble stone walls are handled from inside with a drain at the footing, a drainage board or vapor barrier against the wall to carry seepage down into the drain, and a sump to remove it. Exterior excavation is reserved for walls that are structurally failing or where the leak is a single fixable point outside.

Is the water in my basement from the sewer or from the ground?

The clue is timing and location. Groundwater comes in at the wall-floor joint or through cracks, often hours after rain and during melt, and it is clear. Sewer backup comes up through a floor drain or basement fixture during or right after a hard rain and is not clear. Buffalo's combined sewers can do the second thing; we check the drain during the assessment so you know which problem you have.
