North Tonawanda is across Tonawanda Creek from its Erie County twin, in Niagara County, on the same flat lakebed at the edge of the Niagara River. Its housing runs from the lumber-boom years before 1940 through a big 1950s expansion, and its basements deal with a water table that does not respect the county line.

North Tonawanda grew on the timber trade that moved through the canal and the river, and the housing reflects it. The ACS 2024 five-year estimate counts about 14,700 housing units: roughly 28 percent built before 1940, another 9 percent in the 1940s, about 25 percent in the 1950s, and a steadier trickle through the 1960s and 1970s at 12 and 13 percent. The pre-war streets near the creek and the river carry stone, brick and early block foundations under two-story frame houses. The post-war neighborhoods to the north and east are block, sometimes poured.
All of it sits on the plain of glacial Lake Tonawanda. The New York State Geological Association field guide by Young and Briner puts that lake's highest level at about 590 feet near Niagara Falls and its lifespan at roughly 12,400 to 9,000 radiocarbon years ago; the flat, low ground between the Onondaga Escarpment to the south and the Niagara Escarpment to the north is its bed. Silt and clay settled out of still water here for thousands of years, and it drains as slowly as that implies.
North Tonawanda's basement problems cluster in late winter and spring. NOAA's Buffalo normals, the nearest long climate record, give about 95 inches of snow a season and around 124 days a year at or below freezing; the melt comes in March, onto frozen ground, and the water table on the lake plain rises to meet it. Houses within a few blocks of Tonawanda Creek and the Niagara River see the highest water tables and the longest sump run times. Houses farther inland see the same water a few weeks later, as the plain drains toward the river at its slow gradient.
The older stone and brick walls weep through their joints across the whole face and cannot be sealed from inside; the block walls fill and leak at the bottom course. Many of the pre-war houses had downspouts tied into old sewers that have since failed, leaving roof water discharging at the foundation, which shows up as a wet wall on the downspout side after every rain, not just in spring.
For groundwater, the answer is an interior perimeter drain at the footing and a sump with a sealed lid and battery backup, with a drainage board on stone walls and weep holes in block. For downspout water, the answer is outside: extensions or an underground leader to a legal outlet, and grade that falls away from the house. Most North Tonawanda houses need some of each, and we lay out both in a single written scope.
Sump discharge in North Tonawanda follows the city's rules for storm water, and on the flat lots here the line has to be graded and protected against freezing. Being in Niagara County changes nothing about the water and nothing about how we work; it changes which office we call to confirm the discharge point.
