Clarence is the newest of Buffalo's suburbs, a large town northeast of Amherst where nearly half the housing was built after 1990. The Onondaga Escarpment runs through it, so a house on limestone in the south and a house on the wet plain in the north face different basement problems.

The Erie County soil survey's type location for Benson very cherty loam is in the town of Clarence near Kraus and Greiner Roads, where grayish cherty limestone bedrock sits 15 inches below the surface. That is the Onondaga Escarpment, the north-facing limestone ledge the survey describes as a prominent geologic feature running east-west through the northern county, with the Wassaic-Benson-Farmington soils along it: shallow to fractured rock and, in the survey's words, seldom any free water in the soil. Houses on this band, along and south of Main Street, sit on some of the best-drained ground in Erie County, sometimes with basements cut into rock.
North of the escarpment the ground drops to the flat lake plain toward Tonawanda Creek. The survey's type location for Appleton silt loam is on Clarence Center Road: a somewhat poorly drained loamy till in low, flat areas, part of the Churchville-Ovid-Lima unit with its perched seasonal high water table in winter and spring. Clarence Center and the subdivisions north of it are on that ground, and their basements know it every March.
By the ACS 2024 five-year estimate Clarence has about 14,200 housing units. Roughly 8 percent predate 1940; about 13 percent were built in the 1980s, 17 percent in the 1990s, 18 percent in the 2000s, 11 percent in the 2010s and about 3 percent since 2020. Nearly half the town is newer than 1990. These are poured concrete foundations, often tall, under large houses on large lots, built to a code that required footing drains and, in most cases, a sump.
Newer poured walls have new-wall problems: shrinkage cracks that leak in the first years, cove joints that weep when the footing drain cannot keep up, and window wells and pipe penetrations that were never sealed properly. On the northern plain the footing drain and sump were installed but sized for a water table the builder did not measure in March. On the escarpment the problem is more often a single crack finding water that runs along the top of the rock.
On the limestone band, the fix is usually specific: inject the crack, intercept the bedrock-surface water with a curtain drain or an exterior footing drain on the uphill side, and reroute the downspout that is feeding it. Excavation can be slow in shallow rock, so an interior drain along one wall is sometimes the better tool. On the northern plain, the fix is the lake-plain system: interior perimeter drain, a sump with adequate pit volume, continuous-duty pump and battery backup, and a discharge that reaches the storm system or daylight and drains empty in winter.
Many Clarence lots have room to move water on the surface, and we use it: long downspout leaders, swales and regrading are cheaper than pumps and never lose power. Clarence's storm and sanitary sewers are separate where sewers exist; sump water never goes to the sanitary side.
