What waterproofing actually means on the lake plain

The USDA Soil Conservation Service's Soil Survey of Erie County maps most of the city of Buffalo and the towns north and east of it as Urban land in complex with Odessa and Niagara soils. The Odessa soils are silty clay formed in glacial lake deposits, with slow or very slow permeability and a perched seasonal high water table in the upper subsoil from December through May. The Niagara soils are silty, moderately slow, and also carry a December-to-May high water table. In plain terms: for five or six months of the year the ground around a Buffalo foundation is full of water that cannot drain down.

That water pushes. A basement wall with saturated clay behind it carries a load that grows with the depth of water, and the slab has the same water trying to come up under it. Waterproofing on this ground is less about sealing the wall than about relieving that pressure: collecting the water at the footing, where the pressure is highest, and pumping it away before it finds the cove joint or a crack. Sealing has its place, but a coating that fights the water table alone loses.

A system for a Buffalo basement is therefore built from a few pieces chosen to match the house: perimeter drainage at the footing (inside or outside), a sump pit and pump with a proper discharge, treatment of the wall so seepage is directed into the drain, repair of any cracks or failed joints, and correction of the surface water problems outside that are feeding the backfill in the first place.

Interior or exterior: how we decide

Interior systems collect water after it reaches the footing and before it reaches the floor. A trench is cut at the slab edge, perforated pipe is bedded in washed stone and pitched to a sump, and the wall base is finished so water running down the wall drops into the drain. It works regardless of what is against the outside of the house (driveway, porch, addition, neighbor's fence) and it addresses water coming up under the slab, which exterior work cannot. For most of the older housing stock in Buffalo, Kenmore, Lackawanna and the Tonawandas, interior drainage is the practical answer.

Exterior systems stop water before it touches the wall. The foundation is excavated to the footing, the wall is cleaned and repaired, a membrane and drainage board are applied, a footing drain is laid and the excavation is backfilled with free-draining stone. It is the right call when the wall itself is deteriorating and needs to be rebuilt or parged from outside, when the leak is a single point such as a failed window well or a pipe penetration, or when the owner wants the wall protected rather than the water managed. It costs more, disturbs more and cannot fix a wet slab, so it is chosen for specific reasons rather than by default.

Both approaches depend on a sump that works, and both depend on getting roof and surface water away from the house. We do not install a drain and leave a downspout pouring onto the backfill six inches from the wall.

Stone, block and poured walls need different treatment

The Census Bureau's 2024 ACS estimate puts roughly 61 percent of Buffalo's housing units in the built-1939-or-earlier category. A large share of those sit on rubble stone or brick foundations that were never meant to be dry, only to hold up the house. Stone walls weep everywhere at once through the joints. They are treated by draining the base and directing wall seepage down into the drain with a dimpled drainage board, not by trying to seal ten thousand mortar joints.

Hollow-core concrete block, common from the 1920s through the 1960s across the first-ring suburbs, behaves differently. Water enters the cores through the top course or through the face, fills the wall like a tank, and leaks out of the bottom course onto the floor. The fix is to weep the cores at the bottom into the interior drain so the wall cannot hold water. Poured concrete, standard from roughly the 1950s onward, is the tightest wall type and leaks at discrete points: shrinkage cracks, form tie holes, the cove joint and pipe penetrations. Those are injected or sealed individually, and the cove joint is handled with a drain.

What happens on the assessment and after

The visit begins outside with grade, gutters, downspouts, window wells and hard surfaces, because a surprising share of Buffalo leaks come from a downspout that was disconnected from the sewer years ago and never extended. Inside, we read the walls and floor for the entry points, test the floor drain, and look at any existing sump and where it discharges. You get a written scope naming each component, its location and what it is meant to stop.

Installation of an interior system is normally completed inside the basement with the concrete broken out along the perimeter, the drain laid and the floor patched flush. Exterior work involves excavation and is scheduled around weather and ground conditions; frozen clay does not dig well. In either case the discharge point is agreed before work starts, because Buffalo's combined sewer system and the separate storm sewers in most suburbs have different rules about where sump water may go.

Will waterproofing stop the musty smell?

Usually yes, because the smell is moisture. Once liquid water is collected below the slab and wall seepage is directed into the drain, the basement dries out and the odor fades. Where the smell is coming from a damp stone wall itself, a drainage board or vapor barrier over the wall makes a large difference.

Does the whole basement need a drain, or just the wet wall?

It depends on where the water comes from. If one wall faces a high yard or a downspout and the rest of the basement is dry, a partial drain on that wall with a sump can be enough. If the problem is the water table under the slab, a full perimeter is the honest recommendation because water will find the walls you skipped.

Can I finish my basement after waterproofing?
