Where the escarpment crosses the metro

The Erie County soil survey describes the Onondaga limestone escarpment as a prominent geologic feature that faces north and generally is steep, running in a band east-west through the northern part of the county, and the Young and Briner field guide notes escarpment relief of 30 to 100 feet in this area with a stop at Maple Road. Williamsville grew up at the point where Ellicott Creek falls over that ledge. The soils along the escarpment, in the survey's Wassaic-Benson-Farmington unit, are shallow to limestone: Benson and Farmington soils have fractured bedrock at 10 to 20 inches and, as the survey puts it, there is seldom any free water in the soil. Wassaic soils have bedrock at 20 to 40 inches and a temporary seasonal water table above it in early spring.

That makes Williamsville one of the few places in the Buffalo area where a basement may be dug partly into rock and where the ground around it can actually drain. But the village straddles the ledge. North of the escarpment the ground steps down onto the flat lake plain of Amherst, and south of it the till and lake clays resume. A house on Main Street and a house a half mile north can be on completely different ground.

Old village housing, and the water that comes off the rock

The ACS 2024 five-year estimate counts about 2,900 housing units in the village, roughly 38 percent of them built before 1940, with about 15 percent from the 1940s and 21 percent from the 1950s. The village core along Main Street and near the creek is a mix of nineteenth-century stone and brick foundations and pre-war frame houses on stone or early block; the surrounding streets are post-war block and poured concrete.

Basements cut into or onto limestone leak differently. Water moving along the top of the rock, in the thin soil the survey describes as having a temporary water table in early spring, arrives at the wall from the uphill side as seepage through a specific joint or crack rather than as a general rise under the slab. Houses on the plain below the ledge get the uphill water and the lake-plain water table both. The survey's note that Urban land-Benson areas have long gradual slopes interrupted by ledges of rock outcrop describes exactly the kind of lot where a downspout pouring onto shallow rock runs straight along the bedrock surface to the foundation.

Matching the fix to which side of the ledge you are on

On the escarpment itself, the fix is often targeted: intercept the water where it comes off the rock with an exterior footing drain or a curtain drain on the uphill side, inject the crack it is finding, and give the downspouts a route that does not follow the bedrock to the wall. Excavation in shallow limestone is slow and sometimes impossible, so a partial interior drain along the uphill wall is the practical alternative when the outside cannot be dug.

Below the ledge, on the Amherst side, the design reverts to the lake-plain standard: interior perimeter drain, weep holes in block, sump with sealed lid and battery backup, and a discharge to the village or town storm system. The assessment starts by establishing which ground your house is on, because the two answers are not interchangeable.
